lost my shop

commercial property has gone crazy down here. i have a rental house on a city lot that i rent for 500 a month. it's zoned light/industrial. realter was telling me i could tear down the house ,put up a pole barn and a small office w a half bath and get 1500-1800 a month.
 
It's a great idea if you come out ahead after demolition (including asbestos abatement/environmental costs): permit fees (including systems development fees, e.g. traffic impact, schools, parks, etc.); costs of construction and financing charges/interest. You may happily be in a jurisdiction that doesn't hose you like the Peoples Republic of Portland in Oregon on the left coast but you'll still want to look into the fees they'll extract from you for the change of occupancy type.

I just bid a dental office build-out that's changing around 1500 sq ft from office to dental/medical office and the SDC's in Portland were $25,300.00 and another $10,000+ for the actual permit fees.

Good luck, but watch out for the government.
 
probably right scook, it's never easy as it sounds.

that's the reason existing property has gone up so much. lotta stuff getting grandfathered in. ADA facilities, retention ponds, larger setbacks,landscaping codes, etc.
 
I keep forgetting to mention I moved into another shop right before Christmas. Its not what I wanted, but it will work for a while. More room insife, a whole lot less outside. More money as well/ Been busy trying to get back orginized
