Time to sell my V

I'm going to have to sell my V as I no longer have a place to store it all year. Short story is I've had her since 98 and kept it at my parents house back then for a couple of years in winter. They have moved to Texas so that's gone.
I have kept docked in summer and stored on a trailer over the winter at my fishing club since 2001.
The property my fishing club has been on since 1947 was on city land in an industrial area that has been being cleaned up for years. We always knew the day would come when a developer would come and build it up, and that day has come.
We had to close up the club in Feb. We are being told that they will build us a club and marina with "nominal" dock age rates, but we will have no property to store anything and that is also if things go as planned it will be 2 years before that phase of the project is done.
The city has been very accommodating and for the few guys who didn't have a place to store their boats and they let us put them on some city property for the winter.
My driveway is way to small to have my boat there all year so I have come to the decision to sell and maybe buy something smaller when our club reopens.
Just wondering what you guys think I should ask for it. It's a 86 with 86 150 on a Armstrong bracket with wobble bunk trailer. Definitely not a show boat but cleans up nice. The motor runs I've always had Sea Tow and knock on wood never had to use them. That being said I fish the Long Island Sound and don't really need to go to far from the dock to catch some fish.
My idea was to eventually re power but never got to it. I re glassed the 2 hatches on deck and was going to do the one over the fuel tank this spring since it is now soft.
I still have the old frame for the rear couch as I was going to someday re upholster and the original bimini but that has been behind my shed for a few years so.
Any suggestions on a ballpark asking price I'll post pics this weekend I'm going to uncover on Sunday weather permitting.
When the time comes I will post in classifieds before I put it up on CL.
 
You could start with NADA value for everything then +/- for condition.
Greatly depends on hull, deck, transom integrity. If soft, water intruded -.

Engine, see what comparable are selling for as starting point with same+/- for hours, compression, running performance.

Then value for how " pretty" ......cosmetic condition.

Not the specific $$ selling price you may be asking for, but starting point for sure.
